Location

12 South became a tourist destination in the early 2000s. It’s a  trendy area of 12th Ave, south of downtown Nashville . It is within walking distance of Belmont University. Driving South on 12 Ave and crossing over Wedgewood Ave will bring you smack in the middle of 12 South in a few seconds. The area is only a ½ mile long so you can miss it if you’re  driving..

Dolly Parton’s rehearsal studio fits snugly between a taco shop and a chicken shop. Look for it.

The Filling station features craft beer.

Shoppes, restaurants, yoga studios and  entertainment as well as bed breakfast facilities attract tourists. Saturdays are busy and traffic is deterrent for locals.

12 South/Belmont Homes

Within a 1 mile radius of trendy 12 South there are townhouses, condos, HPRs, cottages, etc.  Many of these homes have been renovated and some of them have even been replaced with homes.

There has been a good deal of building and rehab activity in the area so real estate also contributes to the attraction to 12 South.
